If you have a big family with parents, two adult children with their spouse and their kids, you would want a 4 BHK flat or 4 BHK house. 4 BHK house means a house with 4 bedrooms, a hall and a kitchen. Let’s calculate the construction cost of such a house in detail.

There can be several designs to a 4bhk house. For example, you have a plot in Kathmandu of just 4 Aana which is equivalent to 1370 squared feet. You can only cover 70% of the area, which means that you can build your house in an area of 960 squared feet at most. In only 960 squared feet, it is impossible to house 4 bed room considering an average size of 11 feet by 13 feet because there will be no space for an adequate living space, kitchen space and the most important staircase.


If you consider this way, you will need a staircase cover, and a bedroom in the first floor (above ground floor ). This way, we can consider that the total floor area of a 4 BHK house will be equal to the sum of 950 square feet and an area equivalent to two rooms which is equal to 320 square feet.

Here, we are considering an staircase covering of area 100 squared feet, four rooms of area 11 feet by 13 feet, Living space of 16 feet by 13 Feet, Kitchen space of 12 feet by 14 feet and Two Bathrooms of 8 feet by 3 feet. This much of area is required for a family who has many adult members and need 4 bedrooms.

So, the total area of the 4 BHK house construction turns out to be 1270 square feet. If you consider Kathmandu, you can build a very minimal quality finishing house at 3200 to 3500 square feet. We have to consider 70% of the first floor cost has been used in the foundation. So, taking the minimum cost Rs. 3200 per squared feet, we have to multiply 3200 by the sum of 950, 665 and 320. The sum of the products turn out to be Rs. 6192000. This price is the exclusive price for Kathmandu. If you will build this house in other cities, the cost can be lesser by 7 Lakhs or so because the labor charge can be lesser in rural areas.

Now, If you happen to build the same house with a premium finishing, the rate should be Rs.4000 per square feet. Now, If you multiply 4000 by the sum of 950, 665 and 320, then the total cost of building a 4 BHK house for you will be Rs. 77,40,000.

You can apply similar formula in your land area and find out if 4 BHK house is feasible in your house, find how much is the maximum area that you can cover, estimate the room sizes and total floor area and multiply the sum by the unit rate. This method gives you the approximate cost of building the house.

If you want the exact cost, you have to go to established engineers and do the quantity estimation of the detailed design of house to find out the exact cost of constructing your 4 BHK House.
