When you decide to do a 4 room house design in Nepal, you need to have a rough idea about the price. The estimated price can vary from place to place because of the local conditions. In Nepal, the local condition matters because labor rate differs from place to place. A small family can fulfill their minimum requirement with a 4 room house design in Nepal. We hereby present you some sample designs and discuss the total price of a 4 room house design in Nepal and breakdown the price into individual components.

A typical house is made in two phases- first one is the structural phase where you cast the structural components like wall, slab and column in case of RCC house. The second phase will involve the finishing of the house- making it a place worth living with a great feeling of comfort.

Most of the Nepalese people will make a medium finishing house because it can just suit their needs while still making their sweet home presentable to all. We give you the cost for a medium quality finish. Top quality finish will cost almost 20 to 30 percent more than what we have stated over here.

There are only 5 materials used in the structure construction stage. They are cement, rebar, sand, aggregate and brick. Now let's break down their cost first.

Price of Cement in a 4 Room House Design in Nepal

A bag of cement is 50 kg in weight. The typical price of OPC cement ranges from Rs. 650 to Rs. 800 whereas price of PPC cement ranges from Rs. 550 to Rs. 700, depending upon the availability and demand in the market. If you are planning to construct a 800 square feet house, you will need 300 bags of PPC cement and 300 bags of OPC cement for a 4 room house design. The total expense on both kinds of cement turns out to be around Rs. 4 Lakhs.

Price of Rebar in a 4 Room House Design in Nepal

Talking now about Rebar, Rebar in a single column will weight up to 125 kg. The rebar has to be raised from a 5 feet deep foundation. The rebar has to be used in footings, two kinds of tie beams, strap beams, first floor beams, staircase slabs and floor slabs. The total rebar that is used in most of the 4 room house design is 5500 kilograms. The rate per kilogram of rebar is almost around Rs. 100. So the total cost for rebar used comes to be around Rs. 5 Lakhs 50 Thousand.

Price of Sand and Aggregate in a 4 Room House  in Nepal

Regarding Sand and aggregate, a typical 4 room house will take about 15 Tipper of Sand and Aggregate for a normal sized house. A tipper of Sand and Aggregate of good quality costs around Rs. 30000. Therefore, the total cost of a sand and aggregate in a typical 4 room house design will be around Rs. 4 Lakhs 50 Thousand.

Price of Brick in a 4 Room House in Nepal

The last component used in structural part is brick. Bricks are used for soling, plinth wall, partition wall of 4-inch thickness and outer wall of 9-inch thickness. The estimate of various houses having 4 rooms and a single floor shows that around 26000 bricks are used in average up to the first floor of the house. The cost of a single brick will vary from Rs. 13 to Rs. 25 depending upon the quality of brick, place of delivery, cost of labor and various other factors. So, here we take the average rate of Rs. 18 in our calculation. The total cost in bricks comes to be around Rs. 4 Lakh 70 Thousand.

Apart from this, there are various other costs involved. The cost for municipal drawing approval comes around Rs. 1 Lakh. The cost might escalate upto Rs. 1 Lakh 50 Thousand if the architect and the civil engineer you are working with have years of experience or good expertise in the design and consultation field.

Another most significant cost comes in finishing. The finishing involves Doors and windows, tile, granite, marble, modular kitchen, bathroom and parqueting. Wooden Doors and windows can be installed for around Rs. 3 Lakhs. Tile, granite and Marble will be installed for around Rs. 3 Lakhs whereas the cost of plastering and painting will be completed in another 3 Lakhs. If we put the miscellaneous cost of Rs. 1 Lakh, the total cost of finishing will come out to be 10 Lakhs.

So, calculating the total cost, the total price for a 4 room house design will come out to be Rs. 29 Lakhs 70 Thousands. You will get a good presentable house with this cost, provided that the land you are building the house upon is not sloppy.
