What Kind of Land should be avoided for buying

Sloped Land

You should never buy a sloped land.

First of all, sloped land is more prone to vastu defects as compared to plain land. Sloping land with high elevation in east direction and low elevation in west direction is extremely bad for vastu and gives negative result related to prosperity and health after building house in it. Land tilted towards the north and east is good for vastu but not as good as the land which is not tilted.

Secondly, it is costlier to build a house in sloped land than in flat land. It is because Sloped land at least contains a shear wall and the cost of building is shear wall is more than the cost of casting slab on same area because you can’t always guarantee that a 5 inches shear wall can satisfy the design.

Land Near High Tension Land

A land near high tension land is always bad for house. High tension line in Nepal means anything below 11K Volt. 11K volt is very dangerous. If by chance the wires happens to touch you accidently while you live below or near to the high tension line, your death is almost 100% certain. Because of this probability of accident, you are not advised to live in a house built near a high tension line.

High tension line causes high magnetic field and the iron bodies near to them tend to oscillate. Therefore, it is very risky to construct a house near a high tension line.

Regarding health issue, Childhood Leukemia has been associated with living below the high tension line. However, scientists have said that there is no conclusive evidences as to whether all the cases of living below or near to the high tension line causes cancer or leukemia. But you have to take precautions because you should not be the one who happens to suffer from leukemia among many others who live right below the high tension line.

Near RajKulo (Irrigation Canal)

RajKulo means the irrigation channel which was built in the Kathmandu valley during the Lichhavi and Malla period for irrigation purpose. Fresh water from the hills were brought to the land in the valley for irrigation purposes.

Nowadays, the land development rules say that the rajkulo can be included in the road but you must leave the right of way land because the width of the rajkulo is not more than a few feet in width. But the minimum road width which will be planned later is 13 Feet and you must leave some land in such cases. Some canals might never be destructed in the future for road purposes. Therefore, it is always advisable that you don’t buy land near Rajkulo.

Land touching the road whose width is less than 13 Feet

There are many small roads whose width is less than 13 Feet in Nepal available as a plot of land for building your house. However, municipalities have the provision that you must make the road width equivalent to 4 meters by any means. You may have to contribute your land for increasing the width of the road later on. That’s why it is not advisable to buy a land whose road width is less than 13 Feet.

If you have got such a land at a cheaper price, then you can consider buying that land.

Land not having a rectangular shape or the land having rectangular shape

Land not having a rectangular shape is problematic for building houses. It is because the number of columns will be more than that for the equivalent rectangular shape building. Similarly, the building will be subjected to torsional load and the cost of reinforcement will increase in such buildings. Therefore, it is not advisable that you buy a land having irregular shape for your house construction.

Land with filling material

A land with filling material is the land which you should never buy. This is because the depth up to which the filling material has been added cannot be counted as a valid foundation layer. If there is a five feet layer of filling material, you will have to extend the foundation to 10 feet below the ground level because five feet layer of filling material will not be counted as the depth of foundation.

Land near Industrial Area

Though not a strong negative factor, a land near an industrial area should not be bought. Industries might have followed the rules related to pollution emissions but in Nepal, several industries don’t follow the guidelines of emission. Living near a polluted industrial area will increase the risks of cancerous diseases for you. So, it is not strongly advisable in Nepalese context that you buy a land near an industrial area.
